You have extensive knowledge in building and estates management, project management methodology and current H&S legislation. As a qualified member of the British Institute of Facilities Management, you also passed your NEBOSH General Certificate in the last 5 years.
You’re highly organized and a tactful communicator. With well-developed interpersonal and influencing skills, you can work with people on all levels. You’re open and honest, yet can also deal with confidential matters both discretely and sensitively where required. Naturally polite and courteous, with a smart and clean appearance to match, communicating with customers comes easily.
WHAT YOU’LL BE DOING
Leading the facilities and health & safety for the building and estate, you’ll be supported by the Assistant Facilities and H&S Manager, as well as the superb village management team.
You’ll ensure all building and estate related services are delivered efficiently, effectively and economically. Planning and leading minor projects across the facility, you’ll liaise with external contractors and developers, local councils, and other authorities.
Managing the Help Desk, you’ll ensure all enquiries and complaints are resolved. You’ll be maintaining the Portal FM reporting system; ensuring reactive and planned maintenance, record keeping and risk management are all carried out effectively.
You’ll coordinate both outsourced and in-house services in security, cleaning, landscaping, maintenance and repairs – helping your teams achieve written service level agreements.
Your exceptional interpersonal skills will be put to use as you ensure sound working relationships with contractors. Overseeing the defects liability reporting facility, you’ll inspect, log and resolve all identified defects through the Developers, providing regular reports and updates.
As the Health and Safety expert on-site, you’ll ensure all employees and visitors are safe and that our client remains within compliance. Your role also involves resolving matters within agreed deadlines and budget approval.
Periodically reviewing and implementing all H&S legislation, you’ll be responsible for ensuring a safe working environment for your colleagues. Writing risk assessments, providing training, overseeing fire safety reviews, and maintaining a risk register, you’ll ensure the facility is organized and secure.
Your experience will be essential as you carry out and monitor annual H&S, fire risk assessments, audits and ‘near-miss investigations.
You’ll lead on disaster recovery, business continuity, contingency planning and emergency arrangements. When problems arise, people will turn to you. Training employees with practice exercises, you ensure they understand emergency procedures.
This diverse role also includes managing the Estate Management reception area, leading focus groups, providing support at events and managing parking enforcement. You’ll be the point of contact for all commercial premises, assisting with various issues across the facility.
You’ll be responsible for producing and maintaining an Environmental Management Plan – focussing on the development’s carbon footprint and reducing its overall environmental impact.
