Estate Manager - Residential Estate
Experience in managing large residential estates.
Strong block management, service charge and section 20 experience.
To oversee major work projects and coordinate any issues as required.
A relevant property management qualification and in-depth understanding of the market.
Building and maintaining strong stakeholder relationships
Taking an innovative approach to estate management and implementing new procedures and systems, to improve accessibility and efficiency
Prioritising residents, creating a good community atmosphere and effectively managing service charge budgets
Supervising site staff including recruitment, training, control of rotas (within statutory working limits) monitoring of ongoing performance, administration of leave / pay / benefits, and disciplinary and grievance.
Liaising with residents, identifying areas of concern, issuing correspondence and resolving day to day management and maintenance matters
Ensuring Health & Safety obligations and duty of care are met effectively, and all routine checks are in place and carried out
Managing any development works / projects, monitoring and supervising contractors instructed to carry out works on and around the Development, authorisation of payment, and conflict resolution.
Provision of effective response to emergency queries out of normal office hours to include attending site if appropriate
